• Creating value through the asset management of KHI hotel portfolio:
Four Seasons, Fairmont, Raffles, Mövenpick, InterContinental and
Swissotel

• Creating and maintaining the ten-year projection and valuation model
for the all KHI portfolio. Working on the Initial Public Offering of KHI at
the London Stock Exchange and the Dubai International Financial
Exchange. Assisting and supervising the preparation of the earning
releases, annual reports and offering memorandums

• Maximizing operating results though frequent site inspections and
monthly financial reviews with the management team. Representing the
hotel ownership perspective to the operator’s senior management team
during the review and approval of the annual operating budgets and
five–year capital plans

• Enhancing asset value of the hotels though the control of annual
capital expenditure (US$2.3 million budget) by planning the scope of the
design and overseeing the renovation (e.g. Four Seasons Riyadh Saudi
Arabia, Mövenpick Resort & Spa Mauritius, and Mövenpick Royal Palm,
Tanzania)

• Developing relationships with corporate brand management teams (e.
g. Four Seasons, Fairmont, Mövenpick, Raffles) to assist in the
standardization of processes for budgeting, forecasting and operational
reporting in order to improve efficiency

• Developing and negotiating new hotel management agreements,
asset management contracts, and various type of agreements, including
residential and retail leases and real estate sales (e.g. Four Seasons
Damascus Syria, and Mövenpick Resort and Spa Karon Beach, Phuket,
Thailand)

• Underwriting, due diligence and integration of the latest KHI
acquisitions (e.g. Four Seasons Langkawi, Malaysia), actively
participating in the re-branding, company organization (arrange bank
accounts, licenses, insurances and coordinate with board members and
lawyers), and maximization performance

• Then, at C&W, Mr. Alex Sogno conducted market/feasibility studies for
lodging facilities, including occupancy forecasts, average rate, income
and expense projections, and return on investment analysis

• Supervised major hotel transactions (over 900 hotels), provide
technical support for  the overall valuations and financial projections,
coordination and direct interaction with various clients, including hotel
chains, and major investment and commercial banks

• Redeveloped hotel financial projections and valuations processes,
and improve the productivity through technological innovation (e.g..
C&W templates)

• Responsible for all types of assignments such as the tax valuation (e.
g. Waldorf Astoria, New York City), evaluation of the management
contracts (e.g. Four Seasons, New York City, and Santa Barbara),
environmental impacts studies (e.g. Marriott Perimeter, Atlanta),
gentrification market studies (Hudson Yard, New York), development &
consulting for large resorts & casinos (e.g. Caribbean Jewel, St Lucia)

• Responsible for international assignments, and supervise hospitality
production in the head office

• Consultant for proposed hotel developments, lease reviews and
management company selection

• At HVS, he prepared market and feasibility studies, operational
reviews, and appraisals of hospitality-related assets, including income
and expense projections, return on investment analysis, and calculation
of market and investment value estimates

• Render consulting services related to management company
selection, contract negotiation, franchise evaluation, lease review,
litigation support, and asset management

• Prepared appraisals of hospitality-related assets, including estimates
of market and investment values

• Provided developmental assistance for around ten new hotel projects:
financial advice, operational reviews, and facility recommendations

• Trends in investment research: hotel transactions, Hotel Valuation
Index (HVI), replacement costs versus value per room, supply and
demand trends, financing and investment trends and the opportunities
in the U.S market
